The Site

The site is located on the south-western edge of Ilminster, within Herne Valey, and south of Canal Way. The principle of development on this site has been established following a resolution to approve at Committee on the 9th January 2024 subject to the signing of the S106 legal agreement. The planning permission has established the principle of developing up to 400 new market and affordable homes on the site as well as the detailed designs for the main site access off Canal Way and the emergency access off Adams Meadow.
Persimmon Homes are now progressing the reserved matters submissions covering site layout, landscaping and the external appearance of the new homes in accordance with the agreed principles. The location and design of the main vehicular and emergency site access are approved by the outline planning permission and are not subject to further consideration under the reserved matters submissions.
Thorough engagement with Somerset Council officers and Councillors, the proposals retain and enhance as much of the existing open space as possible. This includes the lower slopes of Herne Hill within the site, where additional tree planting and leisure pathways are proposed and included within the first reserved matters phase being prepared for submission. The importance of flood prevention is at the heart of the approval and great attention is being given to ensure that works on the site would not increase the risk of flooding and alleviate existing causes of flooding through carefully considered design and positioning of attenuation basins along the northern parts of the site.
