Land South West of Canal Way
Persimmon Homes South West is progressing a reserved matters planning application for the first phase of development to Somerset Council for the first 97 much-needed, high-quality, new homes including 35% properties for a local housing association, on land South West of Canal Way, Ilminster.
Planning application 16/05500/OUT for up to 400 dwellings went to planning committee on 9 January 2024 where resolution to approve was granted with a majority vote subject to signing of the S106 legal agreement.
The first phase reserved matters will deliver the main vehicular access off Canal Way, 3 play areas including a Multi-Use Games Area and a significant amount of enhanced open space located to the south adjacent to Herne Hill.
The development – on a site allocated site for housing – featuring public open space, allotments and a multi-use play area will address local housing needs, incorporate sustainable and eco-friendly features, create social and recreational space and blend with the surrounding neighbourhood to foster a sense of place and community.
The first phase will provide a mix of house types and tenures, including 33 much needed affordable homes for the area. We are aiming to commence groundworks in early spring 2026 with the first homes being available in October 2026 assuming reserved matters approval is forthcoming in December 2025.
